In business circles, a widely-used saying has it that if you’re not first, you’re nowhere. Many successful companies take heed of this advice, and know the value of being able to get their goods to their customers before anyone else gets a look-in. Postal and courier services, especially in the UK, have, in recent years, become much more day-long operations.

Whereas there was a time when most people expected to receive their parcels or letters soon after they arrived at work, if not earlier, there is no longer any guarantee that an item sent by standard post will be with its recipient in the morning. While this does not make much difference in most circumstances, there are many businesses whose logistics operations demand that they know, often within very small margins, when they can expect to receive any given delivery. And in lots of cases, the preferred time for receiving such consignments is as early as possible in the morning.

Being able to deliver such a service, though, demands that courier companies have staff available around the clock, so that items can be dispatched during the night in order to stand a chance of arriving at their destination at an early hour. Conversely, there are benefits to operating through the night. Firstly, the roads are much quieter, which means that delivery fleets can cover greater distances and run little risk of encountering delays. This has the knock-on benefit of meaning that workers are less likely to have to put in extra time in order to complete their delivery rounds. And a driver who knows that his shift will finish on time will be far less inclined to run risks on the job in the hope of getting all his deliveries completed.

Companies which can catch their customers early in the day are much more likely to get a positive reception, as they will be seen as being keen and eager to make an impression. It is also possible that they could receive a reply in the same day, which, if tight manufacturing schedules have to be negotiated, can work in their favour. No matter how old the saying might be, it is as true as ever that the early bird really does get the biggest and juiciest worms. And in business terms, that can make all the difference.

With many courier companies to choose from offering next day delivery, it is vital to shop around to find the best deal, and this is done most effectively online.

If you’d like to work at home but don’t quite know what to do, consider starting a medical billing home business. This can be a rewarding career, although it’s going to take work, patience, and perseverance. Beware of scams that tell you that you can simply do this without having to work. In other words, you’re going to have to do more than “simply sit back and collect the payments!” As with any other kind of business it’s going to take some dedication, perseverance, and a sense of responsibility.

First things first

You’ll need to learn about medical billing and all that entails. Many technical colleges, for example, offer certification programs. The American Academy of Professional Coders, for example, offers a state-by-state listing of courses offered that you can take advantage of.

What you’ll need to get certified

In addition to a certification course, there are several other absolute necessities if you want to be good and in demand. In general, you’ll need a high school diploma or GED, and you’ll need to be able to pass a background check. You’ll also need to be able to demonstrate your command of English, particularly important because medical billing requires a very good command of the English language. Some courses, for example, will require you to complete an English composition test that is on the level of what you might do as a college freshman. If you’ve already got a bachelors or associates degree, you may be able to have some courses credited without having to retake them.

In your coursework, you’ll study human anatomy, the fundamentals of health care delivery, and current procedural medical terminology coding. Additionally you’ll study professional practice and health record documentation for health care professionals, and medical claims processing.

Professional organizations to join

As a medical billing professional, it’s a good idea to join the American Medical Billing Association. The AMBA provides sources to look for work, provides online training, hosts a national conference, and — most importantly — offers a business start-up program for those who want to begin their own home businesses. If you’re interested in a career, have taken the coursework and have become certified, post your resume and create job alerts through their Web site.

The American Academy of Professional Coders is also a good organization to join, with ongoing seminars, opportunities to network with other professionals, and a job board for those looking for employment.

Getting your resume ready

Once you’ve completed your coursework, put together a resume with your certification highlighted, as well as any other coursework, coding experience, or professional affiliations you have. Make sure you don’t have any typos; this is VERY important, since medical billing professionals have to be very meticulous about their typing and language skills.

After this, contact local doctors’ offices, clinics, and other health care practices to tell them that you have received your certification in medical billing and are looking for work. It’s a good idea in many cases to get at least some experience in an office setting as a medical billing professional before you hang out your own shingle. You’ll learn the business first-hand, after which you can go into business for yourself.

Imagine you are lost in the desert. You have been walking for miles, are exhausted and dehydration is beginning to take its toll. Right when you believe all hope is lost, you catch a vision of the very thing you’ve been praying for. Could this be true…could water really be within my reach? You are now rejuvenated and a new energy is released within you giving you the strength to forge your way forward to get to the very thing you need the most. After a mad dash to this water source, you arrive only to find it was nothing more than a mirage and are faced with the cold harsh reality of the barren desert before you. This is similar to the experience many people face when they think they have landed an easy home based business.

If you are currently trying to start a home business, the intention here is not to alter your decision in any way . There is awesome power and potential in running your own business from home. My sole intention is to enlighten you about some of the things you may come across in your search. Additionally, you should understand is that an easy home based business is a perceived idea, instead of a tangible thing .

What Are You Expecting From An Easy Home Based Business?

Much like a mirage in a desert, we choose to see what we wish, regardless of reality. With the idea of an easy home based business, people are looking for an easy solution to their problem. It is driven by hope. People respond to easy home based business ads usually at times when they are in need and are hoping to find a quick resolution. We read the testimonies of how easy it is, and because we need to change our situation, we desperately want to believe it is for real.

So we choose to buy into the stories, and pay our small fee to receive our easy home based business starter package. We are eager and thrilled at the prospect of finally finding the answer for generating the additional money our family needs. We can hardly contain ourselves as we check the mail every day anticipating its arrival. We know with the receipt of this package, it’s just a matter of time before the money starts flowing in and our lives will be better.

Easy Home Based Business Reality

The day is upon us. At last our life changing easy home based business will be launched. We open the package and the cold hard facts hit us like a ton of bricks. The package is not what we thought. Rather than money flowing in, all we see is how much more we’ll have to spend if we really want to work this business. Just like the mirage, we are now numbered among the countless individuals lost in the desolate desert.

This is not an uncommon occurrence in the home business arena. Usually when people fail, it’s not at the fault of the company, but rather due to a misalignment of their expectation versus reality. Even if you tell people that success doesn’t come easily, people still want to believe in the idea of an easy home based business. It is the something for nothing type thinking that leads people down the wrong path. While the majority of individuals say they don’t want a get rich quick scheme, truthfully they do. A get rich quick scheme is exactly that, a scheme.

Shifting Your Easy Home Based Business Perception

Don’t throw in the towel on finding the right home business just yet. I am here to tell you that real opportunities are everywhere. You simply have to be open to seeing opportunities as they are, not what you hope they are. Adjust your understanding of what an easy home based business is. Instead of wishing and praying for a quick fix to fall from the sky, realize that real results require real work. You need to set goals, and choose the right business as your vehicle for achieving them. Don’t focus on getting lucky because luck is really the result of what happens when preparation meets opportunity. Lastly, understand that a something for nothing proposition is in actuality a nothing for something sales pitch. Don’t give up on your dreams, instead decide they are worth the fight, because anything in life worth having is worth fighting for.

The effects of alcohol

Alcohol has both short-term and long term physical, psychological and behavioural effects. Most of us view alcohol as a stimulant – it makes us feel cheerful and relaxed. It is, however, a central nervous system depressant and over time it has different effects on us.

How is the amount of alcohol you have consumed measured?

When you drink alcohol it is absorbed by your stomach, enters the bloodstream and goes to all the tissues. To test how much alcohol is in your blood stream the blood alcohol concentration (BAC) is measured. The BAC is a measure of how much alcohol there is in your blood. A BAC of 0.05 means that in every 100ml of blood there is 0.05 grams of alcohol. In Australia it is illegal to drive with a BAC of 0.05 or higher. By law, probationary drivers and motorcyclists in their first year of riding must maintain a zero BAC while on the road. Drivers of heavy trucks, buses, trains and trams must also maintain a zero BAC level while on the road in most of Australia.[1]

There are basically two ways of measuring blood alcohol concentration. The first alcohol test involves taking a blood sample and doing a laboratory test to determine the BAC. The second test is to use a breathalyser, which is most suitable for the workplace and private use. CMM Technology™ supply a wide variety of alcohol testing products. The short term effects of alcohol

The effects of alcohol, whether long term or short term, depend on the amount of alcohol consumed. With a BAC between 0.03% (within the legal driving limit) and 0.12% the effects include:

Overall improvement in mood and possible euphoria
Increased self-confidence
Increased sociability
Shortened attention span
Flushed appearance
Inhibited judgment
Impaired fine muscle coordination[3]

The effects of higher blood alcohol concentrations range from lethargy to confusion to coma – depending on the BAC.

The long term effects of alcohol

Drinking alcohol excessively over a long period of time is extremely dangerous. “Each year approximately 3000 people die as a result of excessive alcohol consumption and around 101 000 people are hospitalised”.[4]

The long terms effects of alcohol include

Damage to the heart
High blood pressure which can lead to strokes
Cancer of the colon
Stomach ulcers
Damage to the liver
Difficulty concentrating
Memory loss
Difficulty sleeping
Sexual impotence
Reduced fertility
Brain damage involving mood and personality changes

The problems listed above would be the most obvious effects of excessive alcohol consumption. The impact on your relationships and social life are enormous, you are at high risk of losing your job and you may clash with the law. Problems with the law include drunken driving, being drunk and disorderly and fighting.

Although the policy appear loathe to prosecute for drunk and disorderly behaviour unless there is violence involved, on the ABC News website dated 01 March 2011 it is stated that “On-the-spot fines for drunk and disorderly behaviour will increase under proposed changes to the state’s liquor licensing laws.”[5]

Conclusion

This article has concentrated on the health and physical problems related to alcohol, but alcohol also impacts negatively on relationships, finances and work, and may result in legal problems.

Despite alcohol being a legal and socially acceptable drug, a large number of drinkers do drink excessively from time to time. We should all be aware of both the short term and long term effects of excessive alcohol consumption.

Letting go and moving on is easier said than done for most, if not all, women who have had their hearts broken, crushed, powdered to smithereens. Not being most women, moving on is pretty much second nature to me. In fact, even before I could say I’ve ‘moved on’ from a failed relationship, I’ve already moved in with a new guy.

I could say I’m one of the reasons why moving service in Canada is such a thriving business. With my frequent moving in Canada – into boyfriends’ places – many a moving company in Vancouver would surely not seize operation due to poor production. Kidding aside, if only women would think more like men, would be a teeny bit more resilient, wouldn’t the world be a better place?

I’m not talking about sleeping around or changing partners like you do shirts, instead, acting upon what the mind dictates rather than what the heart says. As the saying goes, if you can’t beat them, join them. Better yet, be like them. Another case of easier said than done, but it won’t hurt to take a good look into it.

Mourning Your Loss
How long should the grieving process last – give it a week, tops. In those few days of mourning, allow yourself a good cry or two to release the pent up emotions. Best if you can find a friend willing enough to be a shock absorber. In the event that no friend would pose as a sponge, do like the men and make Jack Daniel’s or Jose Cuervo your most trusted confidantes.

In unloading your emotional baggage, don’t lose yourself altogether. Keep some to self – dignity and respect to be exact. Also, don’t lose friends in the process by being such a whiny sap, all the while forgetting that they, too, have problems to deal with.

Giving Back
Not in the likes of ‘paying it forward’ but ‘giving back’ in the most literal sense – returning gifts, pictures and other paraphernalia that would remind you of the what-once-was. If your ex left things in your place that hold more memories than Dumbledore’s pensive, then by all means hire that Alberta moving company to take all those bits and pieces to your ex’s. But why spend on BC movers just to give back your ex’s things when you can even earn some cash from the left-behinds. Put his la-Z-Boy recliner, ‘his’ sink (for those with his and her baths) and his prized griller up on eBay or hold a little garage sale. Or save yourself from all the hassle of lifting the furniture and just keep there. End of story.

Scarred For Life
Let’s not even go there. Failed relationships should not hinder you from loving again. So you’ve been played, now don’t go thinking that all men are out to play you for a fool. Don’t be afraid to date again. But by all means don’t tell your new guy on your first date that you’re already thinking of baby names.

Let’s say the median priced home in the US is about $240,000. According to the news, there are about $10 Million homes somewhere in the foreclosure process. So the idea is to give these qualified homeowners a loan modification to reduce the interest rate such that the new payment is 31% of their gross income, or less.

OK so the homeowner works on a loan modification, whereby the interest rate is reduced from a painful rate of 7-12 percent to a good rate of say, 4-5 percent. And the homeowner can qualify at the 31% level. The bank either piles the arrearages on top of the principal or they discount it.

Now comes the big challenge. It seems to me (and I do a lot of foreclosures), that the “value” of the property in foreclosure is conservatively worth about 30 percent less than the $240,000 owed.

So then we ask, are homeowners going to want a new $240,000 loan (that has been modified with a lower payment) on a property with a current value of say, $168,000?

Now we are back to where be started.

If the average $240,000 house in foreclosure has lost $72,000 in value, can the bailout money cover this for 10 Million homes?

Let’s do some math:

10,000,000 houses * $72,000 lost on each home = $720 Billion Needed

Ouch.

So in gross numbers, it looks like $75 billion is about 10 percent of what could be needed to keep our current flood of homeowners in their properties.

The $75 Billion number equates to about $7,500 for each homeowner to have their arrearages adjusted (about 2-6 mortgage payments).

Contrary to what most people think, there are several exit strategies that exist with short sales. I’ll cover three in this article.

Exit Strategy Number 1: This is the easiest strategy, whereby the investor acts as a debt negotiator for the deal and is compensated by receiving a fee for their services. There can be many variations to this, including real estate agents on both sides of the transaction.

Exit Strategy Number 2: This strategy is commonly referred to “flipping properties.” In this strategy, the investor submits a wholesale offer on a property and (normally) does the debt negotiation with the lender(s). In parallel, the investor searches for a new buyer. The idea is to negotiate a wholesale price with the lender that is lower than what a “retail” buyer would offer for the property. The spread between purchase and re-sale has to be large enough to cover the closing costs for two closings.

Two closings are normally needed because the wholesale purchase has to close with the foreclosing lender, and then another closing with the retail buyer. I have done numerous of these closings and the techniques and paperwork seem to change almost daily. These are more complicated than advertized and require a funding source (e.g., flash cash) for the wholesale purchase.

Exit Strategy Number 3: This strategy would be referred to as a “fix and flip” or a “fix and hold” transaction. The idea is the same as the wholesale strategy in Strategy 2, except the investor owns the property for a period of time and performs a certain amount of repair on the property. The property is then put on the market to be sold or tenanted. This strategy can have the most risk because of several factors, including purchase costs and holding costs, ineffective repair work or costs, or downward trending market effects.

After these strategies are mastered, the savvy real estate investor can profitably maneuver through many more types of deals.
The key point is to understand that we have to be ever more diligent on calculating the offer. Note, formulas used to calculate offers on long-term hold real estate are not at all related to fix and flip formulas, and these deals are normally disastrous for the unsuspecting investor.
